At 4:45 am I got a call from the Orange County Sheriff’s Department dispatcher that some of my personaly property had been recovered by an officer in the field. As I went to the scene to claim my belongings, I snapped some photos so you can all share in my early morning disturbance!
With the news that the federal government will be pulling out of the investment in mortgage backed securities there is no doubt that mortgage rates will rise. I along with many others who track the real estate market here in South Orange County have been reporting the sales price increases over the past 6 months or so. For some home buyers on the proverbial “fence” that was not enough reason to take the leap into home ownership. There have been reports about the new influx of Bank-Owned properties soon to hit the market. Yet, no flood seems to be looming.
The question I am asking now, and what you should ask yourself is…is now the time? Is now the time to stop thinking about it and start doing it? Banks are lending. The incentives are there. In some areas, the inventory is still at a high enough point to give you, the buyer, plenty to choose from. But, not all areas. Aliso Viejo is seeing the lowest inventory in quite some time with 69% of it’s escrows that of distressed properties.
The truth of the matter is, for you as a buyer in the 2010 South Orange County real estate market, the opportunity is there. Deals are available for first time buyers, investors looking for cash-flow, and the move up family. Make the choice to stop waiting and watching what might happen. A higher rate would change the circumstances much more than the incremental differences in price. So now with rates on the rise, and housing prices not looking to dip lower any time soon, is now the time for you?
